Sell a New Jersey house that needs major repairs.
Fire, mold, foundation, roof, hoarding. As-is means as-is.

The house a contractor quoted more to fix than it's worth, the one an agent said to "clean up first," the one you've stopped walking into. We buy it in its current condition, no repairs, no inspection contingency, no cleanout. Written offer in 24 hours.

  • No repairs, not even the cheap ones
  • Full cleanout included, leave everything
  • No inspection contingency, no re-trade
  • Condemned or uninhabitable is fine

Why repair-heavy houses don't sell the normal way in NJ

A conventional buyer needs a lender, a lender needs an appraisal and often an inspection, and both fall apart on a house with real problems.

Lenders won't finance it. Missing systems, active leaks, structural damage or a failed certificate of occupancy can make a house ineligible for a standard mortgage. That removes most of the buyer pool before you've listed.

Repair costs in New Jersey are high. Labor, permits and materials here cost more than almost anywhere. A roof, a foundation repair or a full electrical rewire can each run into five figures, and the seller usually can't recover that in price.

The inspection is where retail deals die. Even if you find a buyer, their inspector will produce a list, and the negotiation starts over. Sellers of distressed houses often go under contract two or three times before one sticks.

We price the repairs once, in writing. Our offer shows the estimated repair budget as a line item. If you have a contractor's quote that's lower, show us. There's no second inspection, no credit request and no renegotiation after the walkthrough.

Conditions we've bought

If your house is on this list, we've written an offer on one like it.

  • Fire or smoke damage Partial or total. We handle demolition, permits and insurance coordination if there's an open claim.
  • Water, mold and flooding Wet basements, black mold, burst pipes in a vacant house, repeat river flooding. No remediation needed first.
  • Foundation and structural Bowing walls, sinking additions, sagging floors, termite damage. We bring our own engineer.
  • Hoarding and heavy cleanout Floor-to-ceiling contents, animal damage, biohazard. Take what matters and leave the rest to us.
  • Failed or missing systems No heat, dead electrical, oil tank issues, septic failure, knob-and-tube.
  • Unfinished renovation Ran out of money or a contractor walked. Open walls, open permits. We finish it.
A New Jersey house we bought

Selling a house that needs work, step by step

  1. Call and describe it honestly. The worse it sounds, the more useful the description. Nothing you say will lose you the offer.
  2. One walkthrough. We look at everything, including the parts you'd rather not show. Written offer with the repair line itemized in 24 hours.
  3. Contract, no contingencies. No inspection, no appraisal, no financing. Attorney review, then to title.
  4. Close and walk away. Take what you want. Leave the debris, the furniture, the broken appliances. We pay the closing costs.

Questions we hear about this

All FAQs →

Do I have to disclose problems I know about?

Yes, and you should. NJ sellers have disclosure obligations, and with us there's no reason to hide anything since nothing changes the fact that we're buying.

What if the town has condemned the house?

We buy condemned and uninhabitable properties. We'll work with the town's construction office after closing.

Is there an underground oil tank issue?

Common in North Jersey. We can buy with a tank in place and handle the sweep, removal or remediation ourselves.

Can I just leave everything in the house?

Yes. Furniture, clothes, a garage full of tools, a basement you haven't seen the floor of in years. It's included.

Will you lowball because the house is a mess?

We'll price the repairs and show you the math. Compare it to any other offer with an itemized repair budget attached.
