Clifton sits between Paterson and Passaic on one side and Montclair and Nutley on the other, and the housing reflects both. What that means for your sale.
Two-family homes are Clifton's signature. Side-by-side and up-and-down two-families from the 1920s through the 1960s fill Athenia, Botany Village, Lakeview and Dutch Hill, often with an owner downstairs and a tenant upstairs for decades. When the owner passes or moves, the family inherits a landlord's job they didn't ask for. We buy two- and three-families with tenants in place, paying or not, and take over the lease at closing.
Basement and attic apartments. Plenty of Clifton houses have a third unit that was never permitted. A retail sale means the city flags it, the lender balks, and someone has to remove a kitchen. We buy houses with unpermitted units as-is and deal with the city after closing.
Capes and colonials up the hill. Rosemawr, Montclair Heights, Albion and the Richfield section are more single-family, with capes and center-hall colonials on their original owners. Old boilers, knob-and-tube, slate roofs past their life and a full basement of belongings are the norm in the estate houses we buy here.
Clifton requires a certificate before closing. The city inspects for smoke and carbon monoxide detectors, fire extinguishers and other items, and checks occupancy against what's registered. If your house wouldn't pass today, that's fine. We schedule the inspection, pay for it, and fix what's needed after we own it.
Delawanna and the river edge. The low streets near the Passaic River and Route 21 have had water issues. We buy along the river without asking you to remediate first.
Commuter demand cuts both ways. Clifton's train stations and Route 3 access mean a renovated house sells well, which is why our offers here tend to be stronger than in towns with weaker resale. It also means investors flood your phone once a house looks distressed. We'd rather you compare our written offer against theirs than take the first call.
