Capes and colonials from the 40s and 50s. Most of the borough was built in a decade after the war: capes, small colonials and splits on modest lots. Their original owners or their estates still hold many, with original kitchens, oil tanks, knob-and-tube and full basements. That's the house we buy most.
Radburn has an association. The Radburn section, a planned community from 1929, has an association with dues and rules. We know the process and handle it on the buyer side.
River Road floods. The streets along the Passaic River near River Road and the Paterson and Elmwood Park borders have flood history. We buy flood-zone houses as-is.
The borough inspects before sale. Fair Lawn requires a certificate. We schedule it, pay for it and fix anything after closing.
